Retreat in the tree tops along the coast

This award winning, split level home is just 700 metres from Goode Beach.

THIS award winning, split level home is just 700 metres from beautiful Goode Beach and 20 kilometres from Albany CBD.

Situated on a 4260 square metre bush block, it has views over King George Sound.

Designed by architect Hugh Wilson, from Denmark and built in 2008 by one of Albany’s leading builders, the design concept was based on a large open-plan living area, dining and kitchen with a separate walk-in pantry.

The owner’s study, master bedroom and spacious ensuite with granite benchtops and the walk-in wardrobe lead off one end of the living area.

The other side of the house comprises a guest wing with two bedrooms, lounge room, bathroom, vanity room and toilet (all separate).

The two areas are brought together by a large formal entry.

The attention to detail is second to none with vaulted ceilings in the main living area, entry hall and guest lounge room.

Constructed to take advantage of the winter sun, all of the living areas open to the north and there are glass skylights to the main living area and entry.

The main living area has a stunning granite Rinnai gas flame fireplace which complements the jarrah flooring and surrounding parkland landscape.

There is also split system air-conditioning to the main living area.

A great deal of thought has been given to comfortable, convenient living with features such as a ducted vacuum system.

An external, covered timber deck runs along the entire north facing side of the home and all the living areas and bedrooms have access  to it.

Total area of the house and garage is 353 square metres while the decking area measures 146m2.

The home complies with all City of Albany building requirements including the energy rating and septic system.

There is a large double garage with a workshop area and electronic roller door, plus a side door with external access and entry to the house.

Acoustic and thermal insulation throughout help stop noise from the main living areas affecting bedrooms

There are two separate gas hot water systems supplied from two double-bottle gas manifolds next to the garage entrance and a 19,000 litre water tank.

The security system is based on infra-red sensors and capable of separate coverage of the two main living areas.

Beautiful reticulated native gardens are at the front of the house, adding more street appeal to this wonderful property.
