THIS is exciting opportunity to purchase two renovated businesses in the heart of the Pilbara - The Marble Bar Traveller's Rest Roadhouse and The Bar General.
The Marble Bar lifestyle is truly special as it provides remoteness and isolation, as well as the luxury of town facilities such as a swimming pool, primary school, government agencies and rubbish collection.
Marble Bar was established in 1893 following the discovery of gold.
It is a popular tourist destination as visitors flock to see the heritage government buildings, the Ironclad Hotel, Chinaman's Pool (and the famous jasper bar), Corunna Downs Airfield and Comet Gold Mine.
The Marble Bar Races have been held in July since the town began and crowds of people between 2000-3000 venture to Marble Bar.
The primary customers for both businesses are locals, independent contractors, mining works crew and tourists.
There has been recent investment in gold at Marble Bar with Calidus announcing at a recent town meeting that it will begin mining gold 20 kilometres from the town in the second half of 2020.
There are many other active companies in the exploration stage for copper, tin, lithium and molybdenum.
The Marble Bar Traveller's Rest Roadhouse is the only business in town that sells fuel.
This business consists of a 7585 square metre freehold title, 24 accommodation units, the roadhouse with two 26,000 litre underground diesel tanks and one 23,000L unleaded tank, which were tested in 2017 and a renovated two-bedroom, one-bathroom manager's residence.
The Roadhouse was purchased by Lang Coppin in August 2015.
He spent six months renovating and repairing - repainting, new flooring, a bore, installing a 66kVA backup generator, new refrigeration and an overall cleanup.
He re-opened in February 2016.
There are 19 renovated ensuites, each with new air-conditioning, a television, beds and floor coverings.
There are also five rooms with a shared bathroom, plus a laundry, small kitchen and barbecue area.
The Roadhouse has a fully equipped, commercial kitchen with two walk-in cool rooms and one walk-in freezer (all with new units), an office, serving area and restaurant area.
The Roadhouse accommodates everyone and everything - fuel, accommodation, some basic groceries, a bain-marie full of freshly made food and cigarettes.
The Bar General comprises two freehold titles on 3019m2, with a three-bedroom, one-bathroom cottage, post office and the general store which sells white goods, fishing and camping gear, general groceries, stationery and bread.
The Bar General was purchased by Mr Coppin in July 2017.
At the time the shop was not operating and the building was quite run down.
Mr Coppin spent 12 months renovating and repairing the building, including installing a new 33 kilovolt-ampere backup generator, a bore, re-painted the inside and out, added new refrigeration, new signage, renovated and relocated the freezer/coolroom container (with new units), renovated the cottage, put in new shelving and the list goes on.
He reopened in July 2018.
The Bar General is the only business in town that bakes fresh bread daily and it will be sold with the new automatic prover and baking oven.
Both businesses are predominantly run by staff, with Mr Coppin assisting periodically.
The two businesses work well in conjunction and if a buyer wishes to purchase both, a reduced price will be considered.
The businesses will be sold as a going concern with a list of equipment included in the purchase price.
