RIVERSIDE is on Riverside Road, Kalgan, in the Lower South Coastal area of Western Australia.
The property is on a bitumen road and is 24 kilometres from Albany city and 24km from Manypeaks.
Riverside is part of the original Plantagenet Location number 5, the first title issued in WA in 1830.
The property is on the Kalgan River, which is navigable and the adjacent land was identified by major Edmund Lockyer in 1827 as suitable for agriculture.
In the late 1800s and early 1900s, Riverside was developed as mainly apple and pear orchards with some grazing.
A small fruit packing shed and timber mill were on the river and the produce was sent to the Albany townsite and beyond by boat.
The property has 1.6km of Kalgan River frontage.
A notable resident of Riverside in its earlier years was Len Hill, who remains the longest serving member of the WA Legislative Assembly.
The previous residence was removed due to several factors and the existing residence was constructed in 2008, which has the same outlook over the Kalgan River as the earlier homestead.
The property comprises of 36.24 hectares, with an estimated 35ha being prime mixed clover and rye pastures on high quality rich soil types from sands over ironstone over clays to river loams, with original timbers being a mix of marri, jarrah, paperbark and tea-tree.
The Kalgan area is a quality location, which is very close to pristine beaches, quality tourist attractions, national parks and the Kalgan River is only a short drive away.
Riverside is a short drive to the Great Southern Grammar School, with Albany also having numerous public schools and other private schools.
Albany has great sporting facilities, government agencies and services, plus great shopping, excellent medical services and an enjoyable climate during most months.
The property is within a reliable rainfall region, with 700 millimetre plus falling annually, with most falling in the winter months and at times summer rains do occur to promote the kikuyu grass growth.
Riverside is well watered from two soaks plus seven troughs that are gravity fed from two tanks which are serviced from a windmill on one of the soaks.
It offers abundant water supplies for all stock requirements.
There are two tanks with a capacity of 188,000 litres for domestic purposes.
The property is divided into one main paddock and five smaller holding paddocks and it is fenced with plain wire electric on a mix of steel and pine posts.
All of the fencing is in good condition, with some near new fences erected in recent years.
Fertiliser over most of the property in all years has been applied at 150 kilograms per hectare of super potash.
Over the past few years, the property has run 20 to 30 breeders and their calves with outstanding results, plus a few horses.
The owners have paid great attention to detail in every way with the construction in 2008 of a quality homestead on the original site of the previous residence.
The home has a northern aspect with Kalgan River views.
The residence is of brick veneer and Colorbond roof, comprising four large bedrooms and two bathrooms.
The master bedroom has an ensuite, there's a large open formal lounge, along with a kitchen, living and dining area, study and verandahs to the front, back and one side of the house.
Amenities include a walk-in pantry to the kitchen, tile fire and reverse-cycle air-conditioner, an electric heat pump hot water system and insulation in the walls and roof areas.
Other improvements on the property include a large 14 metre x 12m steel Colorbond general purpose shed which is suitable for vehicle storage, a caravan and a boat or general farm equipment.
This shed has power connected, concrete flooring and two automatic roller doors.
Close to the home is another Colorbond and steel shed with power, concrete flooring and facilities which could be used as a small farm stay, a rental or guest accommodation.
There is also a medium-sized general purpose shed for machinery storage which is one of the older original sheds from days gone by, as well as a few other small sheds on the property.
There is a horse stable and yards with a dressage arena and a set of steel and wood cattle yards which are in good condition.
Riverside is a credit to the owners in all ways - it is presentation perfect and in a prime region of the South Coastal area.
