AN unusual opportunity has arisen for buyers to secure a large scale holding in the tightly held area around Ardath, south of Bruce Rock.

The property is listed through Elders Real Estate sales representative and auctioneer Jeff Douglas, who will offer the property for auction on Friday, October 15.

The property consists of 16 contiguous lots set out in a north west to south east spread.

It features high quality soil types overall, the majority being granite derived soils with previous estimates suggesting about 50 per cent heavy soils, 40pc medium soils and 10pc lighter soils.

The topography of the property is quite undulating in parts and levelling out to productive plains.

In 2021 about two thirds of the property was cropped, with the remainder running some "very fat and happy" Merino sheep, grazing on a mixture of established pastures and fodder crops.

There are two main infrastructure centres on the property which are testament to it being aggregated over the years from much smaller holdings.

There are two homes and multiple machinery and fertiliser sheds with basic workshop facilities on each.

One of the infrastructure centres has working steel sheep yards and an older style shearing shed.

Prospective buyers should enquire with Mr Douglas about the right to use a neighbouring shearing shed for extra capacity.

With the property advertised in Farm Weekly last week, Mr Douglas reported enquiries had been streaming in and interest was strong.
